This month, the Safe at Home Act (House Bill 404), was passed. The law provides tenants with very basic protections when renting a property.
- It requires landlords to ensure that rental units are “fit for human habitation” and mandates that they maintain these properties throughout the lease period.
- It caps security deposits at no more than two months’ rent.
- It provides tenants with a three-day grace period before eviction proceedings can be initiated due to non-payment of rent.
This act was signed into law by Governor Brian Kemp on April 22, 2024, and took effect on July 1, 2024.
